The project consisted of refurbishing existing filling and tank rooms, for a new sterile product in a very short “shutdown” period amongst other operational production areas.
A new structural steel platform to house new Air Handling Units was erected prior to commencing the shutdown, which then required demolition works, new in ground drains, walls, doors and windows, and reflected ceiling modifications to accommodate new HEPA filters and light fitting layouts.
Client related process works also took place in amongst the overall works, as did new epoxy flooring and coving.
Tight commissioning tolerances and time frames had to be achieved to minimize the clients production down time.
EASTBLOCK COMMERCIAL OFFICE FITOUT
The project involved the refurbishment of the 98 year old East Block Building from a mixed-use history of run down offices and laboratories, into a state of the art office building. With a floor area of just under 2400m2 it has a basement and 3 levels all of which had extensive asbestos from building works in the 1960's.
After a lengthy internal demolition process to bring back the original floor plan, all the external walls were injected with expanding insulation foam as part of the original Green star rated thermal system. Each window has been replaced with a new double glazed timber/aluminium composite window that are connected to the Building Management system to ensure maximum benefit from the custom designed mechanical system to reduce energy consumption.
The mechanical system was design to have a low velocity air output but had to work within the constraints of the existing building. Each office had a 'duct riser' that allowed air to come dfown from the air-handling units on Level 2 and be pumped into each office at a low level and velocity to achieve the best ambient temperature with the least energy use. The air is then returned through 24 penetrations in the Ground Floor ceiling up to a void in Level 1 and 2 to be exhausted through fans in the the roof.
The heritage of the East Block building on the Parkville site and its importance to the history and staff of CSL meant there was a lot of emotion attache to the renovation of this building and much consideration was given to each step of the renovation process.
BRAIN BEHAVIOUR FACILITY
This project entails the demolition, relocation, modification and addition to the existing infrastructure serving the BBEL building. The BBEL building comprises a basement plant space, ground floor & mezzanine platform. The Ground Floor is split into three different functional areas: offices, laboratories and Controlled Environment Holding Rooms (CER’s). Floor layouts were modified and new CER’s were provided with sandwich panel construction.
The existing laboratories did not function to the Universities standards nor comply with Australian Standards. Consequently this project set about upgrading the existing facilities, (& providing additional facilities), to ensure compliance with the University and Australian Standards.
CHILDCARE CENTRE
The project involved the construction of a new 900m2 Childcare centre for the use of CSL staff and the surrounding community. The facility is comprises of 8 different rooms to cater for varying age groups with additional space for future growth. One of the key areas of the design was energy and water efficiency, with a large water retention system located under the outdoor play areas, double glazed timber windows throughout and automated high level louvers for cross ventilation.
Unexpected and continuous visual stimulation for the kids was considered to be a very important part of the architectural and landscape design. This meant a large number of different materials and colours being used both internally and externally as well as complicated and layered landscape design. The Monaco Hickey team and the subcontractors worked with both CSL and the Architects to ensure a quality solution was achieved in each situation.
NEW CORPORATE HEAD QUARTERS
This project consisted of the renovation of 1800m2 of existing office space, the construction of a new 3000m2 office block and the development of multi-tiered car-parking for approximately 350 cars. Careful planning and tight logistical controls was a key to the successful delivery of the project targets with-in the tight timelines. The project was designed to achieve a 4 star Green star rating and included a new staff gymnasium, a new coffee shop and a new commercial kitchen complete with external decking and landscaping.
